What does buying a house cost on top of the price?The one-time costs are transfer tax (usually 4% of the price), notary fees and a land registry fee, which together typically add 5-7% to the price. The buyers guide breaks them down; ask the notary for an exact quote for your house.

Is a house sold with the land (eigendom) or on a long lease (erfpacht)?Either can apply. With eigendom you own the house and the land under it outright. With erfpacht you own the house but lease the land from the government, usually for 60 years, and pay a yearly ground rent (canon); the lease itself can be sold, mortgaged and passed on. Listings don't always say which one applies, so ask the realtor before you make an offer and have the notary confirm it.

Can I change my mind after signing the purchase agreement?Yes, for a short time. Purchase agreements on Curaçao must be in writing, and after signing you get 3 working days as a cooling-off period to back out for any reason. You then pay a deposit of at most 10% to the notary, which you get back if you use the cooling-off period or your financing falls through.
