That is below the middle of the market: the median house on our map asks $805,000, while the median of the houses on this page is $274,000. We use one fixed price line, so this page and the map button always show the same selection.

A lower price can have many reasons, such as the location, the size or the state of the house, so a few questions are worth asking the realtor before you make an offer: what condition are the roof, the plumbing and the electrics in? Is the land under the house sold freehold (eigendom) or on a long lease (erfpacht) with a yearly ground rent? These are the asking prices realtors have online today, not sale prices, and apartments and building lots are not included.

What should I check before buying a cheaper house?Find out why the price is lower: the location, the size and the state of the house all play a part. Ask the realtor what condition the roof, the plumbing and the electrics are in, and consider having the house inspected by an independent expert before you sign. Also ask whether the land is sold in eigendom or erfpacht (see the next question).

Is the land included in the price (eigendom or erfpacht)?Not always. With eigendom you own the house and the land under it outright. With erfpacht you own the house but lease the land from the government, usually for 60 years, and pay a yearly ground rent (canon). About one-third of the properties on Curaçao are erfpacht, and they usually ask less than a comparable house in eigendom, so a low price can partly be the lease. Ask the realtor which one applies and have the notary confirm it; the buyers guide explains both.

What does buying a house cost on top of the price?The one-time costs are transfer tax (usually 4% of the price), notary fees and a land registry fee, which together typically add 5-7% to the price.
