Thinking of buying a house or apartment in Curaçao to rent out? This article is about long-term rental: letting a home to a tenant who lives in it for a year or longer. It covers what rents are on our map today, a quick way to check whether the rent fits the price, how the rent is taxed and what to check before you buy, with a link to the source of every fact. Holiday rentals have their own rules and are not part of this article.

What rent can you ask?

The median rent of a long-term rental (house or apartment) on our map is $1,850 a month today, across around 350 rentals. Half of them ask less, half ask more: a small apartment rents for less, a family house with a pool for more. The best check for a home you have in mind is what similar homes in the same area ask right now: same size, same number of bedrooms, furnished or not. See a selection on our long-term rentals page, or every rental on the map.

Rent versus price: a quick check

The median asking price of a house on our map is $780,000 today, and of an apartment $475,000. A simple first check is the gross yield: the rent for a year divided by the purchase price. An example with round numbers: an apartment bought for $300,000 and let for $1,500 a month brings in $18,000 a year, a gross yield of 6%. What you keep is less than that. The buying costs come on top of the price once (about 6-7% according to Moret Real Estate), and every year there's property tax, service costs in a complex, insurance, maintenance, the months between two tenants and income tax. Work them out for the home you have in mind before you make an offer.

How rental income is taxed

  • Income tax: rent from a house or apartment is taxable, and you must include it in your income tax return, according to the Curaçao tax office. In 2025 the tax office gave private landlords until 17 November 2025 to declare rent they hadn't reported before without a penalty (tax office).
  • A fixed deduction for costs: Livinggoed, a local agency, writes that a private landlord may deduct 35% of the rental income as costs, for things like maintenance, insurance and an agent, without receipts. We couldn't confirm that percentage on the tax office's website, so check it with a tax adviser.
  • Turnover tax (OB): letting a home for at least a year, set up and meant for permanent living, where the tenant really lives, is exempt from OB. Letting a home for longer than 90 days but less than a year is taxed at 6% OB (tax office, rental and OB chart; Livinggoed gives the same rates). So a lease of a year or longer keeps it simple.
  • Property tax (OZB): as the owner you pay OZB every year, in steps from 0.4% to 0.6% of the value the tax office sets (tax office, OZB rates).

Before you buy to rent out

  • Look at the competition: on the map with every rental you see how many homes in the area are already for rent, and what they ask.
  • In a complex: ask for the house rules and the service costs. Check that letting to long-term tenants is allowed, and who pays which costs.
  • Erfpacht: on leased government land you pay a yearly canon on top: see erfpacht or eigendom in Curaçao.
  • A mortgage: banks in Curaçao lend less to buyers who don't live on the island: see a mortgage for a house in Curaçao.
  • Someone on the island: if you don't live in Curaçao yourself, someone has to find tenants, collect the rent and arrange repairs. Some local agencies offer rental management: ask what they charge and what they do for it.
