What They Offer

Services and specializations based on the information on their own website

Services
  • Selling property: an intake about your wishes, finances and, if needed, a place to live in the meantime; an explanation of the current market; an inspection of the property; advice on the asking price and sales approach, backed by a valuation; photos, a floor plan and a detailed description; advertising plan, choice of media and ad text; an optional 'For Sale' sign; sending details to interested buyers; accompanied viewings; and feedback on viewings and offers
  • Buying property: personal guidance to plan the right buying strategy, plus expert advice on the legal side before any (provisional) purchase agreement is signed
  • Rentals: finding tenants for owners who want to let their home or other property, and listing homes for rent for people looking to rent
  • Property management of real estate on Curaçao
  • Valuations and appraisal reports (taxaties): recognised, objective and fully independent. These can be used for a mortgage, a decision to buy or sell, setting the rental value, a divorce or inheritance tax, objections or appeals, and tax purposes. The agency can value the private sale or market value, the forced-sale value, the rebuilding value and the economic rental value. A value assessment costs 1.5 per mille of the market value (minimum NAf 450), and a full appraisal report costs 2 per mille (minimum NAf 500), both excluding 6% sales tax
  • Handling the deal: making sure all agreements are properly recorded, checking the legal consequences, drafting extra terms such as conditions that let the buyer cancel the sale, and using model purchase agreements based on the new Civil Code that protect both buyer and seller
  • Contact with the notary: arranging contact with the notary, checking the notary's settlement statement and draft transfer deed, and checking after the sale that the property is handed over as agreed
  • Information and tools for clients: guides on mortgages, buyer's costs, purchase agreements, buying an apartment, and getting a home ready to sell or rent, a moving checklist, and a calculator for the costs of the mortgage deed and the transfer deed

Specialization

Domicilie Real Estate covers the whole Curaçao property market and does not focus on any particular area of the island. It handles houses, apartments, villas, building lots and commercial property, for sale and for rent. Its listings range from family homes and homes with a separate apartment to tropical houses on large plots and holiday homes in resorts, and sometimes include property beyond Curaçao, such as a plot on Sint Eustatius. The one area the agency calls itself specialised in is valuations: detailed appraisal reports and value assessments for any purpose.

What Sets Them Apart

Domicilie Real Estate compares the property market to Monopoly: there are many players, but only one can win. Buying, selling, renting, letting, managing or valuing property is serious business, not a game, so you need a serious and reliable agent with years of experience. The agency calls itself your reliable 'game partner'. It relies on its own insight into the market and its good knowledge of it, and offers a personal approach to plan the right strategy with each client. Service comes first, and the agency describes itself as reliable and expert, with objective involvement. It stresses that its valuations are recognised, objective, expert and fully independent. Its specialised appraisers support their reports with records from the Land Registry (Kadaster), DROV and the Domain Management Service (Dienst Domeinbeheer). The agency also offers model purchase agreements that are fair to both buyer and seller, and guidance all the way through the sale to the notary and the handover. It invites clients to stop by its friendly office for a cup of coffee and get a quick overview of everything it has on offer.

Best broker on the island. Fast, good advice, nice houses.

Very unprofessional company. We were dealing with a property via domiciliary registration; I placed a bid as the first bidder, incurred costs for the valuation and financing application, and then sold the property to a third party without consultation or a chance to compete in the purchase. A scandalous way of working.
