Choosing a Realtor
Curacao has a diverse real estate market with agents ranging from large international franchises to local boutique agencies. Unlike many countries, there are no formal licensing requirements for real estate agents in Curacao, which means due diligence is important when choosing who to work with.
Three situations call for choosing a realtor: when your dream home is listed with multiple agencies, when you need a buyer's agent, or when you're ready to sell. These are typically life milestone decisions, so it's worth taking your time to choose carefully."
A note on finding your dream home listed with multiple realtors: don't worry too much about price differences between listings. You're ultimately dealing with the same seller who has their own price in mind, regardless of which realtor closes the deal.
So what should you look for when choosing a realtor? Below we explore the key factors to consider.
International Franchises
Looking for an international franchise with standardized processes, professional training, advanced technology platforms, and international networks to connect with foreign buyers? Keller Williams Curacao, RE/MAX BonBini, and Century 21 are well-known brands operating on the island.
Local Brands
Curacao has a flourishing real estate market with numerous strong, high-quality local agencies that are 100% on par with the international franchises. We'd do a disservice to most of them by highlighting only two or three here, so please check out the complete overview below or explore our real estate map.
Google Reviews
High Google ratings are a strong indicator of quality and reliability. Currently, Palmstone Real Estate (5 stars, 32 reviews), Moret Real Estate (5 stars, 31 reviews), and Keller Williams Curacao (5 stars, 17 reviews) have the best ratings. However, if a realtor has lower ratings, don't dismiss them immediately - it's worth reading the actual reviews, as sometimes a negative review is simply about website functionality or other minor issues.
Longest Established
Looking for experience and deep market knowledge? New Winds Realty (established 1992), Landmark Real Estate (established 1992), and Real Estate Caribe (established 1999) have been around the longest.
Luxury Properties
Looking to buy or sell a luxury property? Based on median listing prices, Curaçao Exclusive Real Estate (median price XCG 2,210,869), Palmstone Real Estate (median price XCG 2,119,947), and Burbach Roycroft (median price XCG 1,981,072) lead the luxury market.
Rental Properties
Looking for a rental property? CuraHouseCare (97 rentals), RE/MAX BonBini (39 rentals), and At Home Curaçao Makelaars (39 rentals) have the largest rental inventories. There's also a lively market of private rentals on Facebook groups worth exploring.
Buyer's Agent
All realtors offer buyer's agent services in one form or another. Bru the Roque stands out as an agency that positions itself primarily as a buyer's agent.
It's common on the island for buyer's agents to receive part of the sale commission. This practice is somewhat problematic - it creates a misalignment between the buyer's agent's interests and the buyer's interests, which you'd ideally want to avoid. HomesByYou addresses this problem by offering a fixed, transparent fee for their buyer's agent service. As far as we know, they're currently the only realtor on the island offering this option.
Selling Your Home
We don't yet have reliable data on the quality, turnover rates and listing durations by realtor, but we'll publish this information as soon as we have a better understanding. The standard commission on the island is 4%, paid by the seller. There is one exception though, HomesByYou, a relatively young agency (founded in 2025), charges a fixed fee of XCG 5,995 for selling your home. The only caveat is that you handle the viewings yourself.
